Initial meeting. We get to know each other. I provide you an informal review of the entire purchase process, share with you the current conditions in the market, and discuss marketing options.

Tour, view, and evaluate your home. This is done to prepare an initial valuation report and a Comparative Market Analysis (CMA). Think of this report as the fact-based evaluation for how to price your home for sale. During the preparation of the report, factors taken into consideration are the most recent sales history of properties in the neighborhood. For these recent transactions, I’ll provide the asking price, the selling price, days on the market, and whether price reductions were taken.

Review the CMA. Together, we’ll review this extensive report so you can fully understand the data analysis and other research conducted to establish the pricing strategy for your property. We’ll also review the marketing activities, fees,and timetable for preparing your home for sale and for listing your property. We’ll execute the listing agreement.

Create the Disclosure Package. A disclosure package is a collection of documents offered by the seller to the potential buyer. As the name indicates, these documents disclose to the buyer, all the known conditions of the property. The purpose of the disclosure package is to eliminate as many contingencies as possible in order to have the least disruptive path to a sale.

Monitoring with Real Scout. Real Scout is a web-based service which provides almost real time updates about real estate activities. Using our master account, we’ll create an account for you to monitor the activity in your neighborhood as well as any relevant adjoining neighborhoods.

Execute Listing Agreement and Posting date. This step formalizes the listing and determines the date the listing appears on the Multiple Listing Service (MLS).

Open Escrow. Now is the time to select a reputable title company to help us manage the details of the transaction.

Select Repair Contractors and Vendors. If repairs or maintenance updates are needed for your property, now is the time to identify the appropriate service provider, collect bids, establish a budget and timeline for the work. If you have your own trusted contractors we’ll proceed with them. Or, we can refer credible, established contractors for you. If a staging service is needed, now is the time to collect bids and select the service provider. We help you by overseeing the timely completion of the work and the adherence to scope and budget.

Photos, videos, and marketing materials. Once all maintenance and cosmetic updates have been completed, we’ll schedule photos and videos to be taken. In addition, we’ll start the process of creating all the appropriate materials to be used for the scheduled marketing plan.

Order inspections, collect blueprints, permits and other relevant documents. Now is the time to track down and assemble all the documents which will be presented in the Disclosure Package.

Produce Marketing Materials. Completed photos, videos, text, and any other relevant info are inserted into the appropriate marketing materials. We also create advertisements. You have the chance to review and approve all materials before they are produced.

Marketing to Agents. Special tours are organized for Brokers. The Broker tours are separate from tours for Real Estate Agents.

Open House. The first weekend your house is officially on the market, we’ll advertise for and hold an open house. Depending on the specific market conditions at the time your house hits the market, we’ll monitor and react to the conditions and determine how frequently to hold additional open houses.

Offers are made. I’ll share offers with you and review the details with you. Depending on the circumstances of the offer, counter offers might be exchanged.

Offer accepted. Property is sold!

Escrow, closing, and sign-off.

Transaction Completed.
